Garden-Level Apartment (Souterränglägenhet)

What does it mean?

A souterränglägenhet (garden-level apartment) is an apartment partly below ground level but with windows above grade on at least one side. The term differs from a basement apartment in that a souterränglägenhet has natural daylight and must meet BBR requirements for dwellings regarding light, ventilation, and ceiling height.

Garden-level apartments are found primarily in buildings constructed on slopes where the lower floor has ground contact on one side but is at or above ground level on the other. Rent is generally lower than for apartments higher up in the building, which can be advantageous for housing seekers on a limited budget. Moisture and mold issues can occur due to ground moisture — check ventilation carefully during viewings.

Key Points

  • Partly below ground level but with windows above grade
  • Must meet BBR requirements for daylight, ventilation, and ceiling height
  • Generally lower rent than apartments higher in the building
  • Risk of moisture and mold issues — check ventilation
  • Common in buildings constructed on slopes

Practical Tip

Visit the apartment at different times of day to assess light levels. Check that ventilation works well and look for signs of moisture. A garden-level apartment with good standards can be a cost-effective option.
